The Inspector Found Crawl Space Mold — What It Means for Your Columbus Transaction
The inspection report landed. There's a line item about mold in the crawl space. Here's what you actually need to know right now.
Crawl space mold is one of the most common inspection findings in Columbus, Ohio — particularly in pre-1960 neighborhoods like German Village, Clintonville, and Olde Towne East where vapor barriers were never standard. Studies estimate up to 60% of crawl spaces show some evidence of mold. In Columbus, clay soil moisture and aging housing stock make that number realistic.
Finding it during a home inspection doesn't mean the transaction is over. But the next 24–72 hours matter. The buyer's lender — if they're using FHA or VA financing — may require remediation before funding. Ohio's purchase contract almost certainly includes an inspection contingency. And under Ohio Revised Code § 5302.30, you now have documented knowledge of a condition you're obligated to disclose.
The question isn't whether to fix it. It's how fast it can be done and what documentation your buyer, their agent, and their lender need to proceed. iDry Columbus answers that question in a 15-minute phone call — and typically delivers clearance documentation within 1–3 days of your call. The iDry Columbus Timeline — 1–3 Days to Lender-Ready Clearance
Every real estate crawl space mold job follows this sequence. We've done it enough to know exactly what each lender type needs — and exactly how to deliver it before your closing date.
Day 1 · Free Inspection & Written Scope
Same-day inspection by Curtis or a senior technician. Every moisture source located — foundation gaps, vapor barrier failure, plumbing condensation. Written remediation scope delivered same day. No lab fees, no upsell. Your agent can share it with the buyer's lender immediately.
Day 1–2 · Containment & Source-First Remediation
Containment barriers and negative air pressure before any disturbance — no spores travel into the living space above. HEPA filtration throughout. Moisture source addressed first. Full crawl space mold remediation and EPA-registered antimicrobial treatment.
Day 2–3 · Post-Remediation Verification
Visual inspection confirms complete removal. Moisture meter readings return to safe levels (wood moisture content below 19%). For FHA or VA transactions requiring third-party air sampling clearance, iDry coordinates with a Columbus industrial hygienist — typically same-day or next-day scheduling.
Day 3 · Clearance Documentation Package
Written remediation scope, before/after photos, post-remediation moisture readings, and clearance statement. Formatted for FHA, VA, and conventional lender review. Supports accurate Ohio disclosure form completion. Your closing stays on schedule.
Lender Follow-Through
iDry stays available after the package is delivered. If the underwriter has questions or the buyer's agent needs additional documentation, we respond same-day. We've worked with Columbus-area lenders enough to anticipate their requests before they come.
Ohio Disclosure Form Support
iDry's documentation package provides the specific information needed to accurately complete Ohio Residential Property Disclosure Form Sections D and E. We don't give legal advice — we give you accurate, honest documentation that supports protected disclosure and reduces post-closing liability.
FHA · VA · Conventional
When the Lender Puts a Hold on Closing — What They Actually Require
If your buyer is financing the purchase, their lender may be the hardest part to satisfy. Here's what each loan type requires when crawl space mold has been documented.
FHA appraisers are required under HUD guidelines to flag active mold as a health and safety item. An FHA loan cannot close with noted active mold — remediation and written clearance documentation must be provided to the underwriter before funding. iDry delivers scope and clearance statement formatted for FHA review.
VA appraisers apply the same health and safety standards as FHA. Active crawl space mold triggers a required repair condition on the VA appraisal. The loan cannot fund until cleared. VA transactions may require third-party air sampling from a licensed industrial hygienist — iDry coordinates this directly, typically same-day scheduling.
Conventional (Fannie Mae/Freddie Mac) underwriters vary. If the inspection report documents mold and it's in the lender's file, many underwriters condition the loan on written remediation evidence. Having iDry's documentation package ready before the underwriter asks is always the right move.
Written remediation scope · Before and after photo documentation · Post-remediation moisture readings confirming wood moisture below 19% · Clearance statement signed by iDry · Industrial hygienist coordination if third-party air sampling required. See documentation details.
Ohio law — what sellers need to know
Ohio's Disclosure Form & Crawl Space Mold
Ohio's Residential Property Disclosure Form (ORC § 5302.30, updated June 2022) requires sellers to disclose known conditions. Once a home inspection documents crawl space mold, sellers have knowledge — and two sections of the form apply directly.
Section D — Water Intrusion: Asks whether mold inspections or remediation have been performed and whether crawl space moisture is known. Checking "No" after a documented inspection is not an option.
Section E — Structural Components: Asks about known problems with the crawl space. Where mold has reached structural wood joists, this section may also require disclosure.
Ohio courts have confirmed sellers have a duty to disclose latent material defects. Crawl space mold that has been documented in an inspection report is no longer latent. Franklin County case law confirms that failure to disclose can constitute fraudulent nondisclosure — with liability that far exceeds the cost of remediation.
The simplest legal protection: remediate, document, and disclose the remediation. iDry Columbus provides the documentation that makes this straightforward.
When crawl space mold is more than a 1–3 day job
What We Tell You Upfront
Not every crawl space mold job resolves cleanly in 1–3 days. We'll tell you when it doesn't — before you agree to anything.
Active water intrusion: Groundwater entering through foundation cracks must be stopped before mold remediation begins. This adds timeline and may require a separate waterproofing contractor.
Structural wood involvement: If joists are decayed — not just surface-moldy — a structural engineer's assessment may be required for FHA/VA transactions.
Large-footprint homes: Homes over 2,500 sq ft in Grandview Heights or Upper Arlington with full crawl spaces may need additional time for thorough moisture stabilization before clearance readings are valid.

Remediate Before Listing — the Real Math
The question isn't whether to pay for remediation. It's whether you pay on your terms or the buyer's terms.
- Remediate before listing: $2,000–$8,000. Full market value. Financed buyers eligible. Clean report builds buyer confidence.
- Mold found at inspection: Same remediation cost, plus urgency. Buyer may demand $10,000–$25,000 price reduction instead of your vendor.
- Sell as-is with disclosure: Investor buyers only, at significantly lower prices. No protection from post-closing claims.
iDry's free inspection gives you the exact scope and cost before you decide. No pressure. No obligation.

Curtis Teets
Owner & Lead Restorer · iDry Columbus
I started iDry Columbus in 1995 and have spent 30 years in Central Ohio restoration. I know what home inspectors flag. I know what Columbus lenders require. I know what Franklin County real estate agents need when a deal is at risk. When you call iDry for a transaction mold job, you're calling someone who has seen this exact situation hundreds of times. The documentation we deliver is documentation I put my name on. Call me directly at 614-810-0000.
Transaction-Experienced Documentation
We've delivered clearance packages that satisfied FHA, VA, and conventional underwriters across hundreds of Columbus transactions. We know what format lenders need and what makes a clearance package stick without revision requests.
Source-First — Not Just Surface Mold
We locate and fix the moisture source before touching the mold. A transaction that closes on a property where mold was removed but the moisture source remains is a future liability for everyone. That's not documentation we want to hand anyone.
Same-Day Inspections Across Columbus
Ohio purchase contract inspection contingencies are typically 10–14 days. We schedule same-day across Columbus and deliver written scope the same day we inspect. The clock starts when you call, not when someone gets back to you next week.
30-Year Columbus Track Record
Not a franchise. Not a national call center. iDry Columbus has operated in Central Ohio since 1995. We know the housing stock — pre-1940 crawl spaces in German Village, 1950s ranches in Eastmoor, newer construction in Dublin and Westerville.
No Franchise. No Overhead. No Upsell.
iDry Columbus is owner-operated. We scope jobs accurately — not to maximize billing. The written scope you receive is the scope we actually needed to do. Agents refer clients to us because we don't pad jobs and generate complaints on the other end.
